Purpose:

A block of 7 apartments has been built at Marina Esplanade Ramsgate adjacent to a Council owned car park. A small area of the completed development overhangs a pavement at the side of the car park. In addition access is required across the pavement to a Southern Water manhole which is situated within the development. In order to regularise the developer’s title he has requested to purchase a strip of land extending to 36 square metres.

 

The proposed sale of the land has already been considered by CAMG. It will not have a detrimental effect on the Council’s remaining landholding as the use of the land will remain unchanged additionally the sale and will generate a capital receipt.

Decision:

Cabinet agreed to dispose of the site for the sum of £20,000 with the purchaser being responsible for the payment of the Council’s Legal and Surveyor’s fees.

Reasons for the decision:

The sale of the site will reduce future liabilities and will generate funding to support the Council’s Capital Programme, which in turn supports its Corporate Plan.

Alternative options considered:

The site could be retained by the Authority, however at this time it is of limited value in satisfying corporate objectives, whereas a capital receipt realised from sale could.
